I thought it might be prudent to list my marketing plan here…. sure, I run the chance of some other wannabe copying and pasting my strategies, but hey, that just raises the bar a little and makes sure there is another Realtor out there who might do a great job for a seller somewhere! Here goes:
- Thorough market analysis!! I will come look at your property, listen to your needs, and formulate a number for you. I pride myself in my guerilla-style knowledge of our market. I am confident that the number I will give you will be very, very close to the ultimate sale price of your home! How’s that for bragging? I don’t “buy” listings by telling a seller some inflated number that they want to hear, so if you don’t want to hear what’s really going on in your neighborhood, then call one of the local “teams” that carries 50 or 60 listings in their roster, just hoping for a couple of them to sell! I only make money when your home sells, so if it’s not salable or reasonable in price, guess what? I won’t be able to sell it. And, I won’t get paid. Enough said.
- Yard sign- Installed by AlphaSigns of St. Charles, our custom for sale sign will feature my phone number so that I control the calls coming in on your home. Nobody knows the property like I do, so I want to make sure I am able to present the home as it should be to potential buyers and inquiries.
- Sentrilock electronic keybox- Yes Virginia, there is a difference in keyboxes! We use state-of-the-art keyboxes for all of our listings. Most Realtors will have an electronic “key” to get in, once their appointment is confirmed. For the Realtors who do not have the electronic key, a code will be issued so that they can gain entry into the house. These keyboxes keep track of all showings and we can read them from the Sentrilock website if we need to… just one more way of keeping your family safe, and our showing information safe too!
- Staging- I will send my interior decorator over to assist you with the staging of your property. She is amazing at arranging your furnishings and accessories so that the home shows beautifully to buyers, both in person and online! She may recommend boxing and packing some of your personal items, so don’t be alarmed or offended!! Most clients feel very “HGTV” during this process. If you need a painter or a handyman, I have the guy for you! Larry will come over for last minute repairs or sprucing up, and he’s extremely reasonable! Your home will be in tip top shape when it hits the market!
- Photography/Major Motion Picture Video!- Your home will be presented in the most beautiful way possible. My photographer takes as many photos as is necessary… I am not locked into a virtual tour with only 8 photos and a “take it or leave it” system! I have purchased a custom video producing software for all of my virtual tours and it is amazing! It was developed by a few tech forward fellows from Hollywood, so it’s eye-catching and very hip. You will love the video of your home, and if not, we will tweak it until you do. There is nothing worse than bad photos of your home sprinkled all across the world-wide web….. that’s a big No-No in the marketing strategy of Teresa Keenan!
- Brochures- We use an online flier system to format brochures. We send these digitally to prospects and buyers.
- Highlight cards for the home- We will go through your home and prepare highlight cards. These will be posted throughout your home to point out the selling features to co-operating brokers and their buyers. We don’t leave anything to chance…. if we aren’t going to be showing your home ourselves, we want to make sure that its’ features are pointed out accordingly! Not that we don’t trust and appreciate our fellow Realtors… we just prefer not to take a chance that something might be overlooked!
- Teresa’s TOP TEN list- I ask each seller to prepare a Word Document with the “top 10 reasons we loved living here” on it…. these reasons could be anything… “we love the schools,” “we love walking downtown,” “we love the Geneva Vikings football games,”…… We then place the list in a frame and leave it on the counter somewhere in the home where it can be viewed and appreciated by all potential buyers and their Realtors.
- Direct Mail- We outsource the delivery of our “just listed” and “just sold” postcards for your property. They go out automatically within 48 hours of entering your property into the MLS. They will go to the 100 properties surrounding your home.
- StoneTowerProperties.com- Visit our state of the art website and compare it to any others in our area… we dare you! Our site blows away the competition, and buyers LOVE to search for their new home on the Stone Tower Properties site!
- Realtor.com- I have purchased an “enhanced listings” package for my real estate firm for the Realtor.com system. History has proven, at least in our office, that over 85% of our buyers use Realtor.com for their home searching. Our upgraded account allows us to customize our listings and enter in up to 25 photos for each property. It’s worth every penny of the yearly investment!
- TouchPoint Window System- Stop by our office to check it out! We have a totally interactive, digital listing display system in the front window of our spectacular office! It displays all of our listings ( our listings ONLY) and clients can scroll through the photos from outside our office, and request information on listings they may be interested in. We are the only Realtors in the Fox Valley who have invested in a system like this! We guarantee you will love having your home featured here!!
- Networking- I have developed an email and phone list of the top producers in our area, Realtors I have done business with for the last 22 years. I make sure to notify them of my new listings, my price reductions and my Broker Open houses held on Wednesdays. I make it a point to get my listings in front of the Realtors who are doing business so that my clients get showings on their homes! I network wherever I go, whether it is my church, my fellow business owners downtown Geneva, my friends from Mothers Club of Geneva… you get the picture!
- Broker Open house- We will do everything in our power to entice the local Realtors to come out and view your home on a Wednesday during our tour time! We personally invite the top producers in the area. We have given away everything from restaurant gift cards, to custom cupcakes, to Flip video cameras, to Graham’s chocolates and cases of wine! We have hosted lunches with everything from local caterers, to local pizza joints, to boxed lunches to go… we’ll do what it takes to get agents in your front door! In turn, we will also attend other Broker Open’s on competing properties so that we stay in tune with changes in the market and up to date with the inventory. WE DO OUR HOMEWORK!
- Internet marketing- We are SUPER tech-forward here at Stone Tower Properties! One look at our website, www.stonetowerproperties.com ,will show you how much value we place on the internet. It’s state of the art, and your home will be featured there within a couple of hours of listing your home with us! Your home will be submitted to all the major search engines and numerous sites that most consumers trust when researching their new home purchase. We will also oftentimes develop a website specifically for your address. When we do that, we will also place a rider with the website URL on your yard sign so consumers will have more information in front of them.
- Weekly feedback- You will be set up with your own user ID and password so that you can see all feedback on your property after showings. You will also receive a report weekly on the Realtor.com traffic, the traffic from the Stone Tower Properties website, the activity in the MLS in your price range or area for the last 7 days and a report from our appointment desk on the showings in your price range in our market area! If you are an information junkie, you will be in Heaven!
- Social networking- I maintain an outstanding Blog at www.THINKSOLD.com which has many loyal fans and readers. We also feature your home on our Stone Tower Properties Facebook page! You can follow me on Twitter and you will also find me on LinkedIn. You may also have to send out the video of your home to all of your friends and co-workers after you view it on YouTube! We love blanketing the social media frontier with your property!
