Monday Morning Market, according to Teresa Keenan

Good morning to all! I am sure that most of you were not holed up at home on Sunday evening, listening to your husband and children FREAK OUT about Brett Favre playing against the New Orleans Saints in an NFL playoff game… lucky for you! Good thing I have more than a few real-estate matters to keep me occupied during the trying Sunday evening games….

Here are the stats from everything related to the MLS in Geneva, for the past 7 days…

  • Active listings
    • 185 in number, with list prices from $139,900 to $1,795,000
  • Under contract in last 7 days=
    • 6 listings, from $279,900 to $414,900
  • Price changes=
    • 10 listings, with the greatest reduction going from $595,000 to $525,000
  • Closed=
    • 1 closing! Wahhh!! A foreclosure listing that was listed at $239,900 and sold for $240,000

Nothing surprising in the numbers above. It seems to be very, very busy right now. The tax credit is a great incentive, and most who are in the know in/around the real estate industry do not believe the credit will be extended when it expires on April 30, 2010. The buyers who are able to perform are taking full advantage of the lower prices and the bottom-of-the-barrel interest rates.

In talking with a few of the mortgage brokers and bankers that I keep in contact with, more than a few are concerned that the only way for rates to go is UP… and when that happens, they will rise quickly. These conversations are always a good news/bad news scenario for us. The good news is the incredibly low rates that are available, and the amazing potential in the inventory that is currently out there. The bad news seems to be that many consumers are still not confident that we have seen the bottom, thus they are choosing to wait it out and see how much worse it will get. I have been recommending to everyone that they get off the fence and get their feet wet… there’s no sense in waiting…. Once that credit disappears, for all intents and purposes, it will probably be gone for good! Timing is everything, so if you or someone that you work with/live next to/know from school are in the market, make it happen! Give me a call and pick my brain… you know I love to share!

In the meantime, have a great week! Please think of me on Thursday when I go for the parent-meeting at Geneva High School in preparation for sending my first-born son there next year!!! Where has the time gone, and can I slow this life down in order to enjoy a little more time before I have to send that same son to college in 4 more years????

Monday Morning Market….

Happy Monday everyone- It is my sincerest hope that all of you have had a severe case of "Olympic Fever" for the past 1+ week! It's so amazing to see such pride of country and pride of self in these athletes! It's especially enjoyable and appreciated for me, as I am surrounded daily by the economic woes of our country and our community. Just last week one of our agents had a deal fall apart on a great townhome she has listed… the buyer went to his weekly Monday meeting for his company only to find out that he and 109 others would lose their jobs that day! This was a position he held for 20+ years for a Chicago-land grocery chain… incredibly sad and frustrating. So, when I see our American athletes sailing down the ski-hill, or across the ice, it renews my feeling that life is good. For now!

On a more positive note, the temporary move for the Stone Tower Properties headquarters went very smoothly… we are all tucked away in a great office, hoping to receive approval for a new location we can head to in mid-April. Cross your fingers for us as we continue to grow and expand our real estate firm in a time when many others are faltering… it's a blessing beyond belief to be able to continue to move forward in this day and age. Much of this is due to all of you supporters out there who send us referrals and use us for your real estate needs. We appreciate it and take your business very seriously, so again, THANK YOU!!!

    • 209 in number, with list prices from $129,900 to $2,195,000
  • Under contract in last 7 days=        
    • 4 listings! Priced from $159,900 to $307,000
  • Price changes=                
    • 6 listings, with the greatest reduction going from $499,000 to $475,000
  • Closed=                    
    • 2 closings! For $390K and the other was $632,500.

 

As I was looking through the year-to-date closings for single family homes in Geneva, there were only 17 properties that have closed since January 1, 2010. YIKES!! That's really about 2 properties per week at this point. Interestingly enough, 15 out of 17 were under $400K. To break it down further, 3 of the listings out of 17 were foreclosure/distressed sales. Yep… that's about 18% of the closed sales so far. So, even though we are incredibly busy right now, and so are many of our other Realtor friends who are out there, there is still a wealth of inventory, and opportunities galore for those of you out there who can perform (meaning, obtain a mortgage!!!)

Because I am more of a "plain Jane" than others, she doesn't see me too often. However, if you have occasion to support her business, please do! Happy New Year to all! This is my first official MMM of the year, so I hope I’m not too rusty to pull it off…

· Active listings

o   185 in number, with list prices from $139,900 to $1,795,000

· Under contract in last 7 days=    

o   2 listings, from $264,900 to $424,500

· Price changes=  

o   13, with the greatest reduction going from $849,000 to $799,000

· Closed=    

o   6 closings…5 of which were under $355,000…

 

 

I feel cautiously optimistic about this upcoming year… the phones are ringing and there are definitely buyers out there poking around. On a couple of the coldest, snowiest days in the last week I had several showings on my listings. First of all, I have some great listings right now that are really priced right (under $400,000) for the people who seem to be buying. Second of all, I believe that we will have a busy spring market, due to the tax credit that is being offered up. I believe that many buyers are out and about, trying to meet the end of April deadline for being under contract on a property in order to receive that credit! It can’t be a coincidence, that’s for sure.

I have a couple of listings in the pipeline that I measured up last fall, getting all the paperwork and the virtual tours ready to hit the ground running this spring. I have called all 3 of my soon-to-be sellers and told them that I believe we should get our properties on the market sooner rather than later, as this is going to be a last push for the buyers before that credit goes away. In a more typical market, I wouldn’t really ever advise a seller to list their home before mid-March or so, but this is a different market. You must strike while the (buyer) iron is hot!!

Speaking of striking while the iron is hot, I have a specific “need” for one of my buyers… If you know anyone in the downtown Geneva area who is considering selling their home, and it fits these parameters, would you forward this to them??

I have a buyer who wants ~

· a really great location,

· with at least a half of an acre for the lot size, and

· can go up to about $800,000, maybe $850,000 if it is something they can move right into with no fixing/repairing/updating. It has to be east of Randall Road!

Fabulous Chicken Potpie recipe!

(recipe originally given to me by my dear friend Mrs. Kathleen Olson of Geneva!!)

Here goes:

  • 1 ready made pie crust
  • 3 cups cooked chicken, cut up or shredded (you can use canned chicken instead)
  • 1 stick of butter ( I cut this down to 3/4 stick of butter!)
  • 1 small onion, diced so the kids don't bite into it and freak out
  • 1/3 cup of flour
  • 1 1/3 cups of chicken broth
  • 2/3 cup of milk
  • 1 can diced potatoes, 1 can carrots, 1 can corn, 1 small can peas

Preheat oven to 425. Melt butter in large pan over medium heat… mix in onion and flour. Stir until bubbly and thickened. Add chicken broth and milk and stir until smooth and thick. Add in the chicken and the vegetables. Pour into pie plate and put crust over top. Make sure to put a couple of slits in the crust so the steam can vent! Put the pie plate on a cookie sheet, to catch the run-over filling, and place in oven. Bake for 35 minutes. Let cool for at least 15 minutes (it's super hot, and the longer it cools, the thicker it gets!)

Kathy's original recipe calls for a 10 oz package of frozen veggies, but the more times I made this, I added more and more veggies, which makes it nice and thick (not too runny!) You can pick your favorite vegetables instead of the ones I choose, substituting green beans, broccoli etc.. my kids love the potatoes, carrots, corn and peas, so that's what I use! Enjoy…. kids LOVE this recipe!
